Vanity & Sink Installation

Vanity replacement done as a plumbing and carpentry job rather than a furniture delivery — drain alignment, solid wall backing, level scribing and a countertop and sink combination that actually fits the cabinet.

The most underestimated job in the bathroom

A vanity looks like furniture, which is why it is the one bathroom component homeowners most often assume they can handle in an afternoon. Sometimes that is true. More often, the afternoon ends with a cabinet that rocks on an uneven floor, a countertop with a visible gap along a wall that is not plumb, a drain assembly forced into alignment with a flexible fitting that will leak in eighteen months, and a faucet that turned out to need three holes when the top has one.

The cabinet is the easy part. What makes the installation good is everything around it: whether the drain and the sink tailpiece line up without strain, whether the cabinet is shimmed level in both directions, whether the countertop is scribed to the wall or caulked into a gap, and whether there is anything solid behind the drywall if the unit hangs.

Getting the sizing right before anything is ordered

These are the measurements that decide whether a vanity fits, and they are worth confirming before purchase rather than on delivery day.

  • Wall width, measured three times. At floor level, at counter height and at the back wall. Walls bow, and the narrowest of the three is the one that matters.
  • Door swing and drawer clearance. A vanity drawer that collides with the entry door, or a door that cannot open past the cabinet, is a common and irreversible mistake in small bathrooms.
  • Toilet clearance. Codes generally require a minimum clear distance from the toilet centerline to any obstruction on either side, commonly fifteen inches. A wider vanity that violates it is a failed inspection.
  • Depth versus walkway. Standard vanity depth is about twenty-one inches. In a narrow bathroom, a shallow-depth cabinet of sixteen to eighteen inches can be the difference between a usable room and a corridor.
  • Existing stub locations. Height and horizontal position of the drain and both supply stubs, measured from the floor and from a fixed corner. This determines whether the new cabinet's back panel needs modification or whether the plumbing moves.
  • Flooring coverage. Check whether the floor runs under the existing cabinet. If it does not, changing the footprint exposes subfloor and adds a flooring repair to the job.

Sink mounting types

Drop-in / self-rimming Dropped into a cutout with the rim resting on the countertop. Works with any counter material including laminate. Simplest to replace on its own. The rim collects residue and the seal around it needs maintenance.
Vessel Sits on top of the counter, with the faucet either tall enough to clear it or wall-mounted. Strong visual statement and a straightforward retrofit onto an existing flat top. Raises effective basin height considerably, splashes more, and the base ring is awkward to clean around.
Wall-mounted / pedestal Carried entirely by the wall, with the drain typically exiting the wall rather than the floor. Maximum floor visibility in small rooms, and the most accessible option for wheelchair approach. Requires blocking and usually a drain relocation. Provides no storage whatsoever.

What a correct installation involves

The sequence is short and none of it should be skipped.

  1. Water off, old unit out. Supplies shut and disconnected, drain broken down, old top and cabinet removed. Existing shutoff valves get replaced if they are the multi-turn type that no longer seats, which is most of them past twenty years.
  2. Wall and floor assessment. Check the wall for plumb and the floor for level. Repair drywall and address any water damage found behind the old cabinet before the new one covers it.
  3. Blocking, if the unit floats. Solid backing between studs at the mounting height, which means opening the wall if it was never installed.
  4. Cabinet set, shimmed and fastened. Level side to side and front to back, shimmed at the floor, and screwed into studs through the back rail — not into drywall.
  5. Countertop set and scribed. Dry fit against the wall, scribed where the wall is out of true, then set. Backsplash and side splash as specified.
  6. Faucet and drain. Faucet mounted before the top is final where access allows, pop-up assembly set with the correct seal, and the trap arm made up with rigid fittings in proper alignment.
  7. Supplies, then test. New braided supply lines, water back on, then the drain is run and every joint checked under actual flow — not just looked at.
  8. Seal and finish. Sealant at the backsplash and wall junction, hardware installed, cabinet interior checked for square door and drawer alignment.

Replace the shutoff valves. They cost very little and they are already exposed. An old multi-turn valve that will not fully close turns the next routine faucet repair into an emergency involving the whole house's water main.

Storage is the actual reason most vanities get replaced

Homeowners describe the problem as style and it usually is not. It is that a builder-grade cabinet with two doors and a fixed shelf is bisected by the drain, leaving two awkward voids nobody can use. Drawer-based vanities solve this by routing drawers around the plumbing with a U-shaped notch, which converts dead space into the most usable storage in the room. If you are replacing a vanity and buying doors again, you are buying the same problem in a different finish.

Two other details worth specifying: soft-close hardware on every door and drawer, which is inexpensive on a new cabinet and irritating to retrofit, and a drawer with a cutout for an outlet inside the cabinet, which gets hair dryers and electric toothbrushes off the counter entirely.

Faucet and top pairing

The most common ordering mistake is a hole-count mismatch. A widespread faucet needs three holes on eight-inch centers, a centerset needs three on four-inch centers, and a single-hole faucet needs one — and a top drilled for one configuration cannot be adapted to another without an escutcheon plate that rarely looks intentional. Wall-mounted faucets need no holes in the top at all but require valve rough-in inside the wall at the right height and projection, decided before the wall closes.

Reach matters as much as style. A tall vessel faucet over a shallow basin throws water at the front edge of the counter, and a spout that is too short for the basin means washing your hands against the back wall of the sink. These are worth checking against actual basin dimensions rather than photographs.
